Planwest prepared a Project EIR and associated CEQA documentation for the Beau Pre Heights Subdivision under contract with Humboldt County. The project included the proposed subdivision of 197.3-acres of timberland into 80 residential lots immediately east of the Beau Pre Golf Course, between Norton Road and Murray Road within the McKinleyville Community Plan (MCP) area of Humboldt County.  The EIR thoroughly addressed all of the potential impacts of the project using the CEQA environmental checklist, as well as the required mitigation measures.

Key issues and areas of controversy addressed in the EIR included:  the proposal to provide water and wastewater service through the development of on-site wells and septic systems; the proposed gating of a street designated in the MCP Circulation Map; the presence of on-site wetlands, watercourses, and special status plant species, and the presence of an on-site 36-acre stand of Sitka Spruce which the Department of Fish & Game had identified as a rare natural community. The EIR also included a detailed evaluation of alternatives where the “environmentally superior alternative” was identified as the reduced density alternative, which created a 50-lot version of the proposed project.
